What Is the GPS?
GPS stands for Goal, Priorities, Strategies. It’s a high-level view of your entire year.
1. Goal:
Start by setting one clear, measurable goal for the year. For example: “Close $15 million in total sales volume.”
2. Priorities:
Identify the three main priorities that will help you achieve that goal. For example:
Generate 100 qualified leads
Convert 60% of listing appointments
Increase average deal size
3. Strategies:
Each priority should include five specific strategies or actions you’ll take to support it. For example:
Host one open house per week
Post three real estate videos to Instagram per week
Add ten new contacts to your database each week
Ask every past client for a referral
Run a quarterly direct mail campaign to your farm area
What Is the 4-1-1?
The 4-1-1 breaks your annual GPS into monthly and weekly priorities. The name comes from the structure: 4 weeks, 1 month, 1 year.
Each month, you’ll set goals that align with your GPS. Then, each week, you’ll outline the most important tasks that will move you toward your monthly goal.
Example structure:
Annual Goal: Close $15M in volume
Monthly Goal: Close $1.25M in sales
Weekly Goals: Schedule 2 listing appointments, post 3 lead generation videos, write 10 personal notes
